HOW LONG HAVE YOU BEEN IN BUSINESS?
13 yrs. In business over 18 in the Industry, we are members of the Whittier Chamber of Commerce, Apartment Association Southern Cities, National Apartment Association, California Realtor Association, and the National Association of Realtors.
ARE YOU BONDED & INSURED?
Yes, both. We carry 1 million dollars of liability insurance that also covers our owners licensed through the department of real estate.
HOW MANY PROPERTIES DO YOU MANAGE?
Over 200 properties through out Southern California
YOU HAVE OUT MAINTENANCE?
You are not required to use our handyman or vendors but because we maintain relationships with them, we get preferred pricing that we pass along to our owners. However, if you have your preferred contacts you would like for us to use for your property, we would be happy to connect with them.
HOW LONG DOES IT TAKE TO FILL A VACANT PROPERTY?
There is no guaranteed time. As long as a property is competitively priced we will fill vacancy in a very timely manner in order to avoid vacancies. We also have established relationships with government agencies such as Section 8 and the Homeless Veterans Coalition which allow us to expedite the filling of vacant apartments.
DO YOU HANDLE EVICTIONS?
We handle the process thru an eviction company on your behalf. The eviction company will file the paperwork and assign an attorney if need be. It is a very complicated process in California and any mistakes made can lead to heavy costs. We leave it to the experts at the eviction company which handles thousands a month. The fee for an uncontested eviction in Los Angeles County is $595.00. This including the filling fees.
HOW DOES THE EVICTION PROCESS WORK?
ARE THERE ANY HIDDEN FEES?
No, the only additional fee, besides your monthly management fees, is a $75 court appearance fee should we need to appear on your behalf. There are no additonal fees billed to you.
WHEN DO I GET MY RENT MONEY?
Most owner draws are done the between the 10th & 15th of the month. This allows for processing of the rents and time for them to clear our broker trust account.
HOW OFTEN DO I GET ACCOUNTING OF MY PROPERTY?
Owner statements are issued via email or regular mail depending on owners preference on a monthly basis. A year end statement to take to your tax preparer is also issued at the end of the year with your 1099 for your collected rents.
